Soft, Breathable Finishes with Natural Patina

A lime wash wall doesn't sit flat and lifeless like paint. It breathes. It catches light softly. It develops character over time, a gentle patina that makes a room feel like it's been there for generations.

Lime wash has been used for centuries, originally in European basements and barns to prevent mold on stone and plaster. Today, it's found its way into homes throughout the Hudson Valley, from historic farmhouses in Rhinebeck to modern renovations in Hudson and Beacon. It offers that natural, textured look everyone wants, often at a more accessible price point than full plaster.

What Is Lime Wash?

Lime wash, also called lime paint or lime milk, is a breathable, mineral-based finish made from slaked lime and natural pigments.

Unlike plaster, which is applied with a trowel in thick layers, lime wash is extremely thin and applied with a brush or block brush. It has been used for centuries in Europe on stone foundations and timber to help prevent mold and bacteria, thanks to its naturally high pH. Over time, it became valued for its soft, layered aesthetic and subtle movement.

Lime wash performs best over plaster, where it gains durability, depth, and a more traditional appearance, though it can be applied over properly prepared drywall with somewhat reduced longevity and richness in finish.

Four Benefits of Lime Wash

Breathable and Natural

Allows walls to breathe, helping regulate moisture and prevent trapped dampness. Especially important in older Hudson Valley homes.

Soft, Textured Aesthetic

Creates subtle variations in tone and texture. Catches light softly and develops gentle patina over time that adds warmth.

Mold and Mildew Resistant

Lime naturally inhibits mold and bacteria growth. The same reason it was used for centuries in European basements.

Eco-Friendly and VOC-Free

Contains zero volatile organic compounds. Made from natural materials, an environmentally responsible choice.

WHAT PEOPLE SAY

“Mike is a passionate artist. His decorative plastering is among the best I have seen, and as an interior designer, I have seen quite a bit. He is truly a perfectionist, concerned with the movement and finish of the plaster, and meticulous in its application. His goal is to create the best product he possibly can, and is a student as much as he is a master researching new products like sealants and new techniques. It was a wonder to watch him work. As a human being, he is a pleasure; kind and thoughtful, utterly trustworthy, honest. attentive, and listens to your thoughts and feelings on what you are looking for on the project. He will not be content until you, as a client, is happy. I can’t wait to work with him again on our next fireplace. We are so blessed to have been referred to him! Hire him, and you will understand why.”

Frequently Asked Questions

What's the difference between lime wash and regular paint?

Lime wash is breathable and mineral-based with a soft patina. Paint forms a film. Lime wash is natural, mold-resistant, and VOC-free.

Can lime wash be used in bathrooms?

Yes, with ventilation. It’s breathable and mold-resistant, but not waterproof - best for areas away from direct water.

How do you prepare walls for lime wash?

Sheetrock needs a Level 5 finish and primer. Plaster requires less prep. Proper prep ensures strong adhesion and longevity.

How long does lime wash last?

It can last many years. It may need refreshing over time but won’t peel, aging naturally adds to its character.

Is lime wash expensive?

It’s more than paint but less than plaster. Cost reflects natural materials and skilled application.

Can lime wash be applied over existing painted walls?

Not recommended. Paint blocks adhesion and breathability. Best applied over bare plaster or properly prepped surfaces.
